Renzi of Pittsfield, Massachusetts and all other persons interested; A Petition for Partition, filed March 14, 2024 and dated March 1, 2024, has been presented to said Court by John E. Renzi of Sheffield, Massachusetts, representing that he holds as tenant in common an undivided part or share in certain real estate situate in Pittsfield, Berkshire County, Massachusetts, and described as follows: The common title to said real estate is derived as an heir to James P. Renzi, Berkshire Probate and Family Court Docket No. BE03P0460. PARCEL 1 (650 Crane Avenue, Pittsfield): Beginning at an iron pipe in the southeasterly line of Crane Avenue and at the northeasterly corner of land conveyed by Delmont L. Tufts, et ux to Louis and Dorothy H. Silverman by deed dated July 31, 1956 and recorded in the Berkshire Middle District Registry of Deeds in Book 644, Page 452; running thence easterly in the southerly line of Crane Avenue to the northwesterly corner of premises conveyed by the said Tufts to James D. Ward et ux by deed dated October 14, 1958 and recorded in said Registry in Book 679, Page 545; thence at right angles southerly along said Ward's west line 150 feet; thence easterly at right angles 170 feet along Ward's south line; thence continuing easterly in a line parallel to the southerly line of Crane Avenue and 150 feet distant southerly therefrom, 500 feet to the southeast corner of premises conveyed by the said Tufts to Newton L. Palmer, Inc. by deed dated November 18, 1958 and recorded in said Registry in Book 681, Page 432; thence northerly at right angles 150 feet to the south line of Crane Avenue; thence easterly 22.76 feet along said Crane Avenue to a concrete post marking an angle in the said southerly line of Crane Avenue, said angle being opposite the angle in the northerly line of Crane Avenue shown on a plan entitled "Proposed Partridge Road By-Pass, laid out by the Department of Public Works, Commonwealth of Massachusetts, Scale 1" to 100' , April 1, 1958, which plan is filed in the Berkshire Middle District Registry of Deeds in Drawer 268; thence continuing easterly along said southerly line of Crane Avenue 37.78 feet to the northwest corner of land conveyed to Newton L. Palmer, Inc. by deed dated May 6, 1959 and recorded in said Registry in Book 688, Page 323; thence southerly along the westerly line of said Palmer land 152.17 feet to the southwest corner thereof; thence easterly along the southerly line of said Palmer land 87.36 feet; thence continuing easterly in a line parallel to the southerly line of Crane Avenue and 150 feet southerly therefrom, 108 feet to the southeast corner of other premises conveyed by the said Tufts to Newton L. Palmer, Inc. by deed dated December 24, 1958 and recorded in said Registry in Book 684, Page 488; thence northerly at right angles 150 feet to the southerly line of Crane Avenue; thence easterly in the southerly line of Crane Avenue to an iron pipe marking the northwesterly corner of land conveyed by the said Tufts to Peter N. Asci by deed dated January 15, 1953 and recorded in said Registry in Book 493, Page 425; thence southerly in the westerly line of said last mentioned land 955 feet more or less to the southwesterly corner thereof, being the northerly line of land of Katherine T. Keyes; thence westerly in the northerly line of said Keyes 330 feet to a point; thence continuing westerly in the northerly line of land now or formerly of Harold J. Bridgman 395.54 feet to a stone bound at angle; thence making an interior angle of 90 Degrees, 57 Minutes, and running northerly 84.65 feet to a stone bound; thence making an exterior angle of 92 Degree, 00 minutes and running westerly along the northerly line of land now or formerly of Harold J. Bridgman 1096.29 feet to a stone bound at the northwesterly corner thereof; thence continuing in the same direction 623.87 feet along land of Berkshire Hills Country Club to a corner, thence North 1 Degree, 52 Minutes East 532.29 feet to a stone bound; thence North 86 Degrees, 55 1/2 Minutes West 382.97 feet to an iron pipe at the most southerly corner of Lot #30 as shown on a map entitled " Plan No. 1, Unkamet Farm, Pittsfield, Mass, laid out by Francis J. Quirico, Trustee, scale 1 in. to 100 feet, Sept. 30, 1953, A. J, Kohlhofer, Reg. Lic. Surv., 85 East St., Pittsfield, Mass,"; thence north 11 Degrees 00 Minutes, 30 Seconds East 1591.21 feet to a corner of Lot No. 4 shown on said map and in the southerly line of land conveyed by the said Tufts herein to Robert L. Betit by deed dated December 31, 1952 and recorded in said Registry in Book 593, Page 34; thence easterly 50 feet and northerly 51.15 feet along said land so conveyed to said Betit to the southwesterly corner of land of Louis S. and Tessie C. Socha; thence easterly 104 feet and northerly about 43 feet along said land of Socha to the southwesterly corner of land conveyed by the said Tufts to Eldon D. and Irma I. Galusha by deed dated July 17, 1953 and recorded in said Registry in Book 599, Page 298; thence easterly 120 feet and northerly 27.23 feet along said land of said Galusha to the southwesterly corner of land of Richard J. and Patricia A. Keates as conveyed to them July 10, 1956 and recorded in said Registry in Book 643, Page 397; thence easterly 100 feet along said Keates land to the southeast corner thereof; thence easterly about 88 feet to the southeast corner of land conveyed to Ralph I. McCormick et ux by deed dated June 19, 1959 and recorded in said Registry in Book 691, Page 103; thence northerly along said McCormick east line to the south line of Crane Avenue; thence easterly along the south line of Crane Avenue about 60 feet to the northwesterly corner of land conveyed by the said Tufts to Eldon D. and Irma I. Galusha September 30, 1955 and recorded in said Registry in Book 631, Page 560; thence southerly 150 feet and easterly 111.32 feet along the line of said lands of said Galusha to the southwesterly corner of land conveyed by Raymond F. Neal on to David and Sheila J. Sklar February 19, 1954 as recorded in said Registry in Book 607, Page 167; thence easterly 104 feet and northerly 10 feet along the lines of said land of said Sklar to the southwesterly corner of land conveyed to said Neal on August 20, 1951 by deed recorded in said Registry in Book 575, Page 339; thence easterly 100 feet to a point in the westerly line of land conveyed to James J. and Ella H. O'Malley August 28, 1952 by deed recorded in said Registry in Book 581, Page 148; thence southerly 10 feet and easterly 100 feet to the southwesterly corner of land conveyed to Leonard and Bonita L. Rabins March 24, 1953 as recorded in said Registry in Book 595, Page 97; thence easterly 743 feet along the southerly line of lands conveyed by the said Tufts to said Rabins; William K. Barbara H. Tate; Robert Leslie Elliot; Raymond F. Neal on; John D. and Patricia C. Newton; David Vacchina and Louis J. Mazza (now or formerly); George Gilbert and Mary G. Doucette to the southwesterly corner of said Doucette; thence northerly in the easterly line of said land of Doucette 150 feet to a point in the southerly line of Crane Avenue; thence easterly 60 feet to the northwesterly corner of land conveyed to Louis and Dorothy H. Silverman by deed dated July 31, 1956 and recorded in said Registry in Book 644, Page 452; thence southerly 150 feet on a line parallel to and 60 feet distant from the easterly line of said land of said Doucette to an iron pipe; thence easterly 102 feet and northerly 150 feet along the lines of said land of said Silverman to the southerly line of Crane Avenue and the place of beginning of this parcel being hereby described and conveyed. This parcel contains about 78 acres of land more or less. Together with any rights reserved in deed from Delmont L. Tufts, et ux to Francis J. Quirico, Trustee, dated September 25, 1953 and recorded in said Registry in Book 602, Page 213, and subject to surface water easement set forth in said last deed. There is excepted from the above described premises the land taken by the City of Pittsfield for sewer purposes in an order of taking recorded in the Berkshire Middle District Registry of Deeds in Book 771, Page 350.
